Chuck,
The problem is the large national retailers aren't concerned about interesting venues. They are interested in which location will provide the better profit. Corporate Development teams are still using 2000 Census figures for demographic information. These shows approx 30% of Asbury below the poverty line & average household income of $32,000. There are approximately 3% of residents earning over $150,000 as of 4/1/2000. Try showing THESE demographics to someone coupled with rents which will be in the top 10% of spots nationwide. Especially when you run the demographics at other places along the shore & find the rents comparable (at least comparable in the eyes of a multi-billion corporation). I believe the state updates Census figures as of 10/01/2005, so more relevant demographic data will be up around April 2006. Until then, no corporation with fiduciary duty to its shareholders will think of opening on the waterfront. Now, from start to finish it takes about 18 months from the original proposal before the first sale is made. This puts us out to about November 2007 (assuming the commercial district is in place at that time). Retailers, in order to pad their "same-store" numbers on Wall Street, typically open stores in the last week of their fourth quarter (end of January). This means we are looking at January 2008 before a national retailer will be open on the oceanfront. 7 years after the Redevelopment agreement people who believed the Master Developer will FINALLY be able to look for parking to shop in those national chains on the waterfront. --- In [email protected], charlie leonard <[EMAIL PROTECTED]> wrote: > > i see what your saying, about not having enough traffic during the "off time" (keep in mind, im not agreeing or disagree, just stating some facts) all those big stores on 35, people know where they are, so they drive to them. what difference does it make where their located? would someone living in bradley beach rather drive to ocean ave in ap, or drive 20min further to somewhere on 35? think about it. people drive to where they need to go. if theres a store in eatontown on 35 and the same store in asbury park, on ocean ave. which would you pick, if you lived in bradley beach? the one 5min away, or the one 20min? and if you reverse that, someone living in eatontown might drive the extra 20min to go to the store in asbury park, rather then the one 5min down the street. beasue the one in asbury park, wouldnt be in a strip mall, it would be on the boardwalk. it would be a more interesting location to visit. > Yahoo!
