Gary, you know my thoughts, which I have stated here before. You
have to have a place on the waterfront. I don't think people locally
appreciate how big this can be. I am partial to it being placed in a
restored Casino, because frankly, if the numbers are true about what
it may cost to restore it, a cultural institution with funds,
grants, etc., may be one of the only uses that can support its
restoration. Such a use there would be close to the other music
venues nearby and it would provide sort of a bridge, spanned by the
boardwalk, to CH. The NJMHOF at the Casino would immediately make
the "Entertainment Area" at that location viable. (Getting back to
the boardwalk lights, I'd like to see a design along the BW that
picks up and incorporates music symbols.)

Its location there would make the waterfront land more valuable than
it is today. If Asbury Partners had any smarts it would give you the
Casino for nothing and donate some funds to the institution. I also
suspect that many more commercial uses would be required along Ocean
and Kingsley if this came to pass. If someone in charge knew what
they were doing, they would make this happen. The watefront with
this tourist attraction and other uses would be connected by Cookman
to the Transportation Center and mixed-use development along
Springwood and Memorial Drive. Can you imagine school trips from all
over NJ to this institution? What better PR can you get.
