BTW,

you are absoutley correct, and i am sure the tiki bar is doing that 
but it is not owned by the partnership, but by one of the partners 
under one of many llc. the boardwalk done properly would be a gold 
mine, but they are not capable or flexible give me the money they 
have wasted on bs paintings, ugly shrubs, terrible promo and 
entertainment{shakespeare on the beach aint going to cut it}and we 
would be on the way back.
