Should one invest now or wait??

The big ?.

Define an investment.

Take Dan's shot at TD and his office condo. 

Has that been a good investment?  It's been advertised for $499k.

What did he pay? What are his carrying costs? Electric, gas, taxes 
etc.

If and when he either rents it or sells it, then you can determine 
the success of the "gamble", cause that is what investing is. People 
often refer to "investing" in AP like playing craps in AC.

Many, many, people made some pretty good $ the last few years 
SELLING, OR borrowing against their new found equity in their real 
estate. When you sell or borrow and use the money, is when you either 
win or lose. Then again, there were many. many people who lost a 
bunch in ap - on their investments.

Someone the other day said they were shocked at their gas bill, on 
their property they hope to rent now (i think), then to move in to 
someday. 

One when invests, they should expected a return - either in the 
future (appreciation) or now (because your rental income is MORE then 
your expeneses). 

If you go to buy a condo today to rent, you gotta hope that you can 
get enough rent to cover the mortgage AND taxes then hope that after 
3,000 are built and the infill and downtown, someone would want to 
pay more then you.

It's how you make your downpayment money work.
