1. Asbury Ave really needs a makeover. It's better. but take a look 
at the architectural millwork shop on Asbury Ave for how businesses 
should look. 
 - Asbury Ave looks like shit.

2. Housing market. There aren't that many single family homes (non-
condo) for sale east or west of Asbury Ave and north of Asbury Ave. 
Condos are another story.

3. Condos - take your pick. While the Monterey has had their "Grand 
opening" it's marketing slang for let's try again. A major portion of 
the units are unfinished in the Monterey - getting completed as theya 
re sold. Big diff of a few years ago when "we have 3,000 people on 
the waiting list..." and the phony "sold" stickers were in the 
windows of Wesley Grove. 
- Remember, sold isn't sold until both parties walk out of the 
closing (or until checks exchange hands between closing attorneys)

4. The Boardwalk. Nice weather and things to do, people will come to 
the Beach. They might bring their own chairs and food, but make it 
clean and safe and pray for sun, the beach will be filled.

5. Communications - maybe if there was some monthly update to the 
talsk between MM and AP, people might not be quesitoning or listening 
to gossip while boozing at the WB or Raff's or the B Bar. How about a 
monthly newsletter about the top 10 concerns of residents of AP and 
how theya re being addressed.

6. Esperanza - a new approval is worth more then a bunch of concrete 
pillars. By the time it's gets approved and put out for bids etc etc 
then gets financed and built is another story.

7. Md Sass, Warren Buffet, Wilbert Ross, boone Picken etc etc - all 
the same - Vulture or Value investors. You think the hero Buffet 
isn't inveting for his company and his stockholders. He and his co 
are preferred stock holders and not the run of the mill middle 
america that he portrays.
