Depends. 

If you can lure offices from high priced spaces down to AP, or add 
hospital support (neptune has taken care of that), University/College 
(again, neptune), financial (gone)... back-office (india/down 
south...)

Modern technology eliminates the needs for lots of back office. Same 
goes for retail. They can ship direct to customer. We just did a 
lease for a furniture retailer. 1/2 the space, 1/4 utilities. Don't 
need to really have stock room - punch order in and it gets shipped. 

More and more retailers on the 'net and understanding it. You become 
a showroom...less space. 

But people need a place to go to touch and buy. But in the 
future...?  I watch my kids shop or we do it together - on the net. 
Overstock.com, Amazon, Dogfunk, Zappos and Ebay etc. 

Gets to the house quicker then getting us all to go shopping. And 
cheaper - for the merchandise, no gas, no other stops for food or 
other unneeded items.

The storefront of the future - a couple nice displays, large LCDs, - 
a few samples to try on, click and buy.
