the issue is 4.4.9-bone-rt-r10...

grab 4.4.39-bone-rt-r16 or later, which includes a dtc resync:

as that fixes:
libfdt fdt_check_header(): FDT_ERR_BADMAGIC

Could not find a valid device tree
