Many thanks for all the advice. I had an energy audit done a couple of weeks ago and as part of that audit they set up a fan and membrane across the front door and drew out air from the house. This allows you to identify all the areas you need to provide caulking to reduce the rate of air exchange. Needless to say in our 60 year old house there were several significant areas of air leakage - around window frames, door frames etc. One area is the attic opening. I had one of those pull down staircases installed several years ago and I built an insulation box that I can pull over the opening just before I close the staircase. There was no leakage through the cover or around its edges but the wooden frame had significant leakage through it. Anyway lots of places to caulk over the summer.
