After our home inspector inspected the home we were thinking of buying, we went 
through the list of his findings to decide which things were important enough 
to ask the seller to fix.  There were things we were willing to concede on and 
not make an issue over, since they weren't that important.  But if the buyer 
wants to sell, he will choose what he will have fixed for us or say that he 
won't do it.  Then the home inspector comes back, for no further fee, to see if 
the owner fixed the problems correctly.  I think we paid $450 for the 
inspection, but it is so well worth it, and, even if we didn't want that house 
after inspection, we'd pay the same amount again for another home if we were 
interested.  That's how important we think it is, even though it does cost us 
some bucks.
