Hi, I have bee a trustee of a condo association for five years, and have had both bad and good experiences with contractors. We are $45K into a $60K roof project at this very moment. I would do the following (some of these lessons were learned the hard way): Get a written contract, with amounts, time frames, contractors physical address, and contact info. It should also specify how payment is to be made (usually a third at start, a third halfway, and third upon completion). It should also spell out any warranty or guarantee. Get a certificate of insurance from his company for both liability and workers comp. Verify his licenses with the state to make sure that he is in good standing and check him out with the better business bureau, Check references and try to make sure that they are not fake - like his best friend telling you how awesome he is, etc. Get the address of the property, get someone to look at the roof, make sure that the name and phone number match the address, etc. Good luck!
