I had this problem a couple years ago, it sounds like the sprocket assembly 
needs replaced.  The sprocket that the chain rides on I believe is made of 
matel, but the splines are made of synthetic plastic and wear out over time. 
I think it cost me around $100 for the repairmen to replace the part, and he 
also balance the door as part of the service.  Keep us informed of the out 
come.
