Long story short....Randy and the kids came over last night for dinner. We got talking 
and the exwife of the idiot with Randy's ex....her parents used to own the land we're 
looking at. He called her and she told us some interesting news. First..they sold the 
land to the current owners for $85K (they are asking $118K). The current owners have 
done nothing to the place in the 2 yrs they've owned it..the other owners had put in 
the barn, the well, the power, etc. So besides maybe some labor around the place, they 
haven't put much in the way of $ into the land. AND she said that the current well is 
not meant for household water..that it's meant for irrigation and horses and not 
potable for humans. She said when they drilled, they stopped at first water...exactly 
what they needed because they didn't intend to build there..just use it as land and 
pasture. So, Jas is more comfy with the idea of offering 90-95$ K for the place. If 
they question the bid, we can tell them that we'd ha!
 ve to drill another well so the current well really cannot be considered in the 
price. Also, the seller had talked of subdividing but Jas and I have learned from the 
last experience..the 24 acre bid...that to subdivide, you pay a lot, the county has to 
survey and drainages can limit subdivisions...in which this one has a big drainage 
that swipes through the land in a big "S"...AND you have to have 2.5 acres min to 
subdivide into. 

Then there are the questions the realtor still needs to get the answers to. Much of it 
is public record...like there are some deeds on the land that need to be verified. 
We're pretty sure they are easements for power and such but it needs confirming...and 
a perk test for the soil to see about a septic..and past water test results and 
compaction soil tests..etc.

Now I don't think the owners are going to jump on our offer and I hope us being so 
informed doesn't offend them but we need to go into this with our eyes open and not 
pay more than it's really worth. I truly hope we can still get the land though..the 
more we think about it, Jas and I really like it. Kim M
