1) Buy the least expensive house with a solid foundation and construction
you can find. Have this backed up by a licensed home inspection service
like HouseMasters.
2) Try to find a house being sold through the Buy Owner service, or a
similar low-cost service that eliminates the real estate agent (unless, of
course, you really do need someone to walk you into the kitchen and say
"This is the kitchen..." I don't think you do.). This will keep the total
cost of the house down.
3) Use online services to find the best mortgage with the lowest payment you
can get, but within a thirty-year term (twenty if you can afford the
payments without any problem; fifteen is even better).
4) Scrimp and save like mad, employ full-scale denial of immediate personal
gratification, and always be at least one full month ahead on your mortage
payments, preferrably two.
5) After a few years of an excellent mortgage payment track record, you will
be in a better position to qualify for better mortgages on better homes when
it comes time to move up in the housing department.
