Its the law (here in California).  I simply showed the new report sent photos 
of the additional damages and asked them if they wanted to handle this between 
the two of us or should I go to the Contractors License board and the termite 
inpection board or whatever it was called. I also offered to have another 
inspector come out so they knew I wasn't trying to scam them.  A couple of 
phone calls later and it was resolved.   They replaced a couple of doors and 
door jams and paid me to do the other repairs.

Usually, at least here in California, a title or escrow company
holds all money and documents until close of escrow. If you and
the seller go to them and explain the situation they can probably
guide you thru the disclosures and paperwork required. Some things
like termite inspections and title insurance will be rquired by
your lender. You should hire your own inspector for any other 
defects before closing. Ken if you got money back you were really
lucky. Normally those inspection reports are preceeded by so many
disclaimers, there is little recourse.
