Both sides are ruined IMO -

The US side is a national park right by the falls, the Senecas have
built the Casino and now a new hotel and parking ramp -- to be honest
its the first successful business venture anyone has put into the US
side of the falls in a LONG time.  It has brought jobs and income to
an area that was otherwise fiscally bankrupt.  However until they get
Third Street (the worst of the "slums" as you called them) working
again they're still in the woods.

On the Canadian side it's more "trendy" but it's overdone.  They've
built up massively and as a matter of fact the Fallsview casino (on
the CDN side) is now in it's "new" home.  Clifton Hill is a
purposefully over the top tourist trap and unless they've worked on it
the buildings are starting to decline.

.... and I live 20 miles away.
