Let's say you're going to negotiate for a house but have no lender and no means to pay outright. How serious would the seller take your negotiating? So you get approval from a bank that says, "yeah this guy has the money to buy this house." That doesn't mean you will, it just means that if, in your judgement, the price is right you'll buy. The bank gives you the authority to seriously negotiate.
