divine intervention plays a large part in my plan :)
honestly... i don't know that i can. but i'm hoping for a few things:

i'm hoping that in a year (or so), there will be so many people with
foreclosures that a foreclosure won't be quite the "black mark" that it has
traditionally been.

since i've stopped paying the mortgage on the FL place, i've been *very*
aggressive at paying down my debt (much of it accumulated while i was trying
to support both places). by the end of next year (if not sooner), the only
debt we'll have is a student loan and a single car payment.

so, i'm hoping that some combination of the foreclosure (possibly) not being
as negative as it is now, plus the no debt, plus a decent income might help
to make it happen. the house in FL is still on the market, and i'm hoping
for a short sale before it actually forecloses (altho i am not at all
optimistic), which would also contribute towards the possibility of making a
house purchase in a year more of a reality.

so that's kind of the plan (for lack of a better term) at the moment :)
