Sex swings are easy if you have the points to sink eyelets into. Exposed beams in a basement is a true bit of beauty. I'd say 8 foot ceilings in the basement with exposed beams, a whole house air exchange system, thick sound/heat insulation and a water exchange system in the basement that you can put a shower into and hose things out.
