Under our rental contract, we would be responsible for the cost of
repairing that damage once they found it if we let something go like
that.  When we signed the lease they encouraged us to include that
"extra" $100 in our budget under a home repair category so that
if/when things come up, we've already planned for it.  Anything left
in that budget category at the end of the month gets swept into
savings.

I do see how that part of the lease could create a negative incentive,
however, if money were tight and getting that faucet fixed meant the
difference between food on the table or not.  Fortunately we're not in
that position and a maintenance issue like that would just drive me
nuts until it were resolved.
