Have not looked into thermal because HOA has rules against it (which a
few families are fighting to get changed).

Even looked into geo-tehrmal, but the installation costs are a lot
more than we can afford at this time.

Even if we don;t go with the 'hybrid' solution, the furnace we are
getting is more efficient than what we have - current is about 80% -
though both HVAC guys we had give us quotes said that functionally,
its probably less.
