Just an observation...but in my experience customers that provide a
requirements list up front tend to know what they want already, so the
most difficult part of the project is already done. These types of
customers tend to have higher expectations to go along with their
requirements lists too.

That said, everything they want seems to be straight forward to
complete, just beware underbidding yourself if you are a one person
team.
