Frank, It's a probably a little OT for this forum.
I would advise you to consider getting a couple of things: 1) An attorney 2) A "dummies" book for contracts (a lot of them are written by attorneys) If you're not in a position to afford an attorney, you need ask yourself if you could afford a worst case scenario where you're in a lot of trouble. Also, don't rely on something "standard" and don't try and take a shortcut. Unless someone here is an attorney and is offering you legit legal advice, your best bet is to do a lot of research, read things carefully and clearly and understand as best as you can before you sign the dotted line.
