Hello Paul, I'm running this on MX.. Qasim, thank you for the example.  I will apply that to my code and see what I can make of it.  It's a relief to know that the realty board data is free of problems, at least I'm one step close to figuring out with your help what is actually going on.. Will post again as soon as I've tried this code sample. Thank you!
