I'm wanting to replace the literal string: <div> </div> with an empty space using REReplace(). I can't seem to get this regex to work. What am I doing wrong? ^(?=.*?\b<div>\b)(?=.*?\b \b)(?=.*?\b</div>\b).*$ Thanks, Mark
