I am the same way. If the customer does not have at least 50% up front, no dice. I even got burned by my own brother on a couple of grand for his website (which does not exist as I pulled the code). And once I finish the work, get paid the remainder, and they want maintenance, I have them sign a maintenance agreement contract and bill them one month in advance. I have never had any complaints on doing business this way and everyone is happy. Their site is built and maintained by the developer, and I get paid.

I also don't do gratis work without a written agreement that states that the gratis work gets done after any paying work, and states the hours that I'm willingt o work on said gratis stuff.
