I am the same way. If the customer does not have at least 50% up front, no
dice. I even got burned by my own brother on a couple of grand for his
website (which does not exist as I pulled the code). And once I finish the
work, get paid the remainder, and they want maintenance, I have them sign a
maintenance agreement contract and bill them one month in advance. I have
never had any complaints on doing business this way and everyone is happy.
Their site is built and maintained by the developer, and I get paid.

I rarely do side work anymore, I've been burned once too often. I had a 
client, based in Texas. I had met him through the martial arts community. 
He wanted some minor ASP work done. We worked out a cost and he agreed to 
it. I completed the work and billed him.

What I didn't know is that he was two seconds away from a chapter 11 
bankrupcy. He didn't return any emails about billing. He declared, and had 
his lawyer deem my invoices as something he didn't have to pay. The worst 
part about it is that he used what I created anyways. So now on any work I 
do I require a percentage down, just to start working on it.

I also don't do gratis work without a written agreement that states that 
the gratis work gets done after any paying work, and states the hours that 
I'm willingt o work on said gratis stuff. 
People that get stuff for free want it done now.
