Dave, Have you checked the permissions on the folder the Virtual Directory points to? Is directory security in IIS on the Virtual Directory set to "Enable anonymous access" with an account that has Windows permissions on that remote folder, or does each user that connects to your site use NT permissions that grant them access to that remote folder?
