### Description
#75001 adds `breeze build-docs --sphinx-airflow-theme-path`, which builds
the docs once with the
`sphinx_airflow_theme` folder of a local `airflow-site` checkout. Review of
the earlier attempt (#70139)
also asked for a watch mode:
- run the docs build with its existing auto-rebuild option, and
- rebuild the mounted theme automatically when its files change in the
mounted folder, so that
editing the theme refreshes the built docs without re-running Breeze.
That part is not in #75001. This issue tracks it.
### Use case/motivation
Iterating on theme CSS, JS or templates currently needs `./site.sh
prepare-theme` in `airflow-site` and a full
`breeze build-docs` run for every change.
