Chris, I think most folks on the list would say you're going about things the right way in looking for *people* first and space second.
As for commuting to the space, you are wise to think along those lines. I started a space in southern Baltimore city because that was where we saw there would be the most critical mass. I, personally, live about 30 miles south of the city, but I gladly commute to Beehive Baltimore (by train and bike) because that's where there is the most critical mass for the most valuable audience for coworking. I could have easily secured a space 1/2 mile from my house, but it would likely be frequented by myself, a CPA, and a massage therapist. (Not a bad combination necessarily, but not what I was shooting for.) So, identify your target community first and then choose a location that is at the center of that community's natural orbit.
