Your one-page plan for Landlords is a superb overview- I'm on page 43 of my 
business plan for my idea, The Pasadena CoStudio, and I can't see the 
forest for the trees anymore! I'm writing a plan myself for a space in 
Pasadena, CA that is geared toward artists and other "creatives," offering 
Art Studio Space with a gallery and some equipment rentals, kind of like 
the Brooklyn Artist's Gym. This town is full of Incubators and I believe 
there is a plan for a Coworking space to open in Pasadena in 2013, but 
there isn't a space for *artists* and there is certainly a need for that. 
There are 3 excellent art schools in Pasadena, a Disney Creative outpost 
and boutique design businesses all over, and of course there are loads of 
entertainment industry creatives who live in the area, whom I think are 
under-served. 

Looking at spaces has helped me define what I want and don't want, and has 
opened my eyes to what I can expect for my money.  Looking at spaces also 
keeps my morale up; envisioning the potential keeps me going after one too 
many hours at my desk! My experience with a real estate broker has been 
interesting- at first he was baffled, and now he's pitching my idea to some 
of his landlord clients!  I have very few Tenant Improvement needs, which 
is attractive to a building owner versus a Wine Shop that needs him to 
commit $400k on build-outs before they move in.  Rent is really pricey here 
even though many buildings have been vacant for years, but one thing I've 
learned is that everything is negotiable!   Telling the very persistent 
broker that* I'm not signing anything until I'm ready* has been a 
challenge, but his exasperation has been a small price to pay for not 
making the wrong decision. 

Clearly I need to keep writing, but your posts about first building the 
community ring true. Based on your Group-Administration Model, I think I 
also need a partner or 3... I have 19 interested Artists through Meetup, 
but getting *vested* interest and a commitment and is a different story.  I 
need to plan some more Meetups and let them be involved with the process 
and base my plan on their needs in addition to my ideas.  I know there are 
CoArtists out there! 

Thanks for clarifying the costs and the importance of building the 
community first!
