If you find leaders of existing groups near your town, you can reach out to 
them and see what their needs are for their people, and how they would 
benefit if your space was theirs too.

If you can find at least 3 people who want what you want to make with them 
and will pay for it and refer people to you who will pay for it, that's a 
good sign.

>From that, if you can do pre-sales before you open, to cover all costs, 
that's a good sign.
