I don't know why the manual 'pkg_add' worked while the 'pkg_add' run by
the "su-real-install" target failed.  I ultimately changed too many things
to tell (re-updated with a local build AND ran 'pkg_admin rebuild').

Thereafter, using the "replace" target (from pkg_rr) to test the automated
'pkg_add' step worked.

When I wiped all packages (except "security/sudo"), I ran 'pkg_admin
rebuild' just before starting over.  Not sure how it might have gotten
corrupted in the process.
