I faced a similar issue, whether or not to require a user to enter an
email address before getting a link to download the demo version of
our software.
While it would be a nice email list to have, it was a quick and easy
decision to give a direct link, as personally I always find it a pain
when you have to enter a valid email address and then check your inbox
for a download link. It totally put me off another company in our
field, who require you to do this to try their software. The emailed
link would also go stale after 24 hours which caught me out a couple
of times. For this pleasure they then tried to up sell me other
software and interrupt my day with questions about how the demo period
is going.
A further company in our field, having provided a direct link for many
years, made available an extended demo period version of the software
for those who entered their email address. So true additional benefit
if you enter your email is a good compromise.

Many e-commerce sites do this to reduce abandonment...you enter all
of your order information, then they "upsell" you to register so
that you can track your order or be eligible for future discounts
and support. Just go shopping.
