I am a Dubai Real Estate Investor, buying property in bulk from developers at bulk discount prices!
Many times the bulk number of units required to close the deal at a great discount, is more than what I can take on by myself and then in order to meet the minimum number of units required to get the negotiated discount, I pool other likeminded property investors together to constitute a 'Bulk Buying Group'. Based on the large quantity of units that the group is able take on at any one time, I am able to negotiate much larger discounts compared to what any single investor would be able to achieve alone. Thus, with the group's buying power behind me, I can more effectively negotiate the 'Bulk Buy Deal' and in turn offer a great 'Bulk Discount' to all participants of the 'Bulk Buying Group'. In the end, the developer gets his units sold quickly and we as a 'Bulk Buying Group' cash-in on a great deal by all buying at the 'Bulk Discount Price'. Everybody wins! I am currently in negotiations for such a 'Bulk Buy Deal' with a developer of an apartment building in Jumeirah Village, and as things stand at the moment, we can probably get a 20% - 30% discount on the current market price. Obviously, the more units the group can buy out in this development, the larger will be the discount which I can negotiate with the developer.
