Notwithstanding all of the other salient issues that have been raised... Unless all of the leases started at roughly the same time, there may very well be quarterly (or even monthly) variations in occupancy rates, since the plethora of lease start and end dates in a given area are certainly staggered in some fashion over the course of a calendar year.
