Notwithstanding all of the other salient issues that have been raised...

Unless all of the leases started at roughly the same time, there may
very well be quarterly (or even monthly) variations in occupancy rates,
since the plethora of lease start and end dates in a given area are
certainly staggered in some fashion over the course of a calendar year.

It is reasonable to presume that there may be seasonal and/or other
economic factors that influence when a company leases new space, finds
itself in need of either upsizing or downsizing within a building, seeks
a new building, relocates out of the area, merges with or is acquired by
another company and buys out of a lease early or simply goes out of
business.
