In an effort to attract the rich to upscale outdoor shopping areas, which lack big anchor stores and thus do not require the upper classes to rub shoulders with hordes of the semi-affluent going to Macys, closed malls are being replaced by open-air lifestyle centers, which also has the effect of lowering costs by reducing the amount of common area that has to be maintained. So the TMO may be moving into malls just when they are considered passe for the rich:
