I can not speak for the neighbors, but as an abutter, what I request is that this project follow the regs that are existing in the town.
Conclusions need to be based on fact and not a reaction to threats and terrorizing the neighbors. The appropriate professionals - engineering, DOH, DEP and conservation all need (as of Friday the have NONE) get plans on file before we get to open forums. As of yet, we have no pond locations, no house locations, no septic plan, no water plan but we are at a planning meeting that will start 2 hours late and there are no plans on file yet. Why are we here. Yea - Yea - we all want a cluster over a conventional. But let it get done correctly. We did not vote down the over 55 for which the land was purchased - so why are we the victums. You want over 55, sell it to the rest of town - not terrorize this neighborhood. And we are now talking about a condominium - single detached houses - in an R4 zone, not allowed, just to get the septic through for an alternative system that some residents on Nixon Road should do their homework of what this system is all about. The cluster concept is created to get maximum environmental and conservation utilization out of existing land. The cluster concept was not created to get maximum saturation of the land. Engineering, board of health, DEP and other town and state agencies have all put into print over the last 6 months that the current plans had flaws that need revisions to even get from the 24 conventional number to a 24 cluster need to occur. These are all public documents and on file in the Planning Board office. These professionals mention numbers that are substantially less than this but can not print the number as plans were not presented as required in the past - versus - now. The developer presented crayon drawings and emotional appeals rather than filing the plans as requested in the past and necesary at this time. What might the neighbors want? - a project that works within the regulations presently drafted and recognizes the water and septic issues of this area. Sound to simple? What might the town want? No more Carter Drive issues - both current and the water issues of the last decade. We are in a tight budget crisis, let's pelase do this project correctly so money is not wasted on legal issues and project policing and clean-up 5 years from now. What might an abutter want? While respecting that every developer has the right to earn money to the maximum level possible, abutters have rights that also need to be protected - water runoff from lawn and household chemicals into wells and septic fields can cause health issues. I know, as my kids like to say "been there, done that". Pease - Please - take the politics out of this and get the professionals on board! ed james ----- Original Message ----- From: Andrea Carr-Evans To: 'Peg Gladstone' ; 'Framingham Neighbors' Sent: Sunday, February 09, 2003 12:47 PM Subject: RE: Special permit for 45 Nixon Rd What is the general neighborhood opinion about this proposed development? /andrea carr-evans -----Original Message----- From: [EMAIL PROTECTED] [mailto:[EMAIL PROTECTED]] On Behalf Of Peg Gladstone Sent: Sunday, February 09, 2003 10:32 AM To: Framingham Neighbors Subject: Special permit for 45 Nixon Rd The (long anticipated) Planning Board hearing on the 45 Nixon Rd development will be held at 9:05pm on Tuesday 11th February.
