AFAIKS the first step consists of running xmkmf program,
which is part of standard X11 installation and is supposed
to know where X headers and X libraries live.

I think this is the problem, seems that xmkmf is not installed as part of XQuartz (at least I can’t find it on my system, will check the package contents later). Maybe we need a fallback default on OSX.

Yes, definitely not included, seems it was dropped a long time ago (back in Snow Leopard days).
