Maybe a silly question here but...If you are using the non-breaking
space value of have you turned on the "return as tagged text"
check box in the rule editor?
Also, when you are working with tags, be careful when using quotes. For
some reason I've run into problems when trying to pass a double quote in
tags.
Instead of using this in a tagged text rule....
return " " + Field("address");
Try this ...
return ' ' + Field("address");
