Yet if sombody notices that your heating oil tank that you or the
previous owner took out in 1987 leaked 30 gal.  of oil into the
ground, you can be held responsible for regulation-authorized
"evaluation" and then "remediation" which can run to 6 figures,
perhaps more than your house is worth.

It appears that none of the oil companies will give a warrantee deed
to a buyer of an old gas station property, only a quitclaim deed.  A
warrantee deed might leave them on the hook for a claim  from the new
owner for clean-up of old oil spills/dumps.

But the frackers can pump millions of gallons of crap into the ground
and probably get subsidies or tax breaks to do it.

Feh.
