That is far from reasonable. I would never let a person install an OS (or attempt it) on a machine I was selling with the option for them to back out of the sale.
Why not? If it gives them piece of mind, and helps to complete the sale what is the difference? You're selling it, so it's not like there is anything they are going to erase that you would loose forever. Granted, I'd probably just install it myself and let them test it as is, but I see no reason to sell someone a computer if it isn't going to work for their purposes. Installing the OS to see if it works is a good way to let both parties know that the deal will be good.
Your potential buyer has the option to back out up until he gives you cash/check/MO/Credit. You want him/her to be pleased with their purchase, they want to know they have not purchased a system that won't do what they want to do.
If there is question as to whether it will work, the question needs to be addressed before the sale is finalized.
