Jim, you could post the deposit with a future date, namely the date the deposit will no longer be refundable. Then you will see in the account that your current balance does not include that amount, but the future value in the summary line will include it. If you generate a balance sheet report before that future date, the refundable deposit will not be included.
I'm assuming that this is your personal account, so you don't have any legal restrictions on how you do accounting. If you do have such restrictions, I recommend you contact an accountant in your jurisdiction for guidance.
