This is a personal SOS and perhaps yr netters can help save this issue which has affected not only my ganv bhau but many others too. My friend, Rosario from Mandrem has been a victim of Mundkar act for umpteen years who is presently possessing a 1/2 century old small mud-baked house, admeasuring 81 sq. mts. While requesting the present landlord to purchase from him the plot of 300 sq.mtrs + additional land of 100 odd sq mtrs, Rosario was asked to pay Rs.200/sq mtr for 300 sq. mtrs and balance @ Rs.800/sq. mtr. Since Rosario could not afford the whole consideration, he requested the landlord to allot him at least 300 sq mtrs now and the rest can be bought later once the funds are available, which was refused and was informed that this plot, consisting of 300 + 100 odd sq. mtrs, has to be bought outright and no partial purchase will be permitted. I guess as per the Mundkar Act, the mundkar has a moral right to purchase from the landlord at least 300 sq. mtrs @ the rate provided by the Govt. authorities. Wud appreciate if anybody can help.
