Your ancestral house, Property etc back home Dear NRIs It was very shocking and disturbing to read about the Porvorim incident where an imposter sold a property along with the house by means of sale deed. Whereas, the real owner died several years ago.. (Thanks to Gerard de Souza - see link below) At the time of sale deed, they register all 10 fingers of the seller & buyer, Eyes, click photo etc Witnesses also sign and yet they can’t trace the seller / imposter? Back home, you too may have a property of your own or an ancestral house. May be you have a property which was left for you by your parents, uncle/ aunty in their will or they may have gifted to you by means of ‘gift deed’ May be, after the death of your parents or relatives, you are the only legal heir and hence you feel you are the rightful owner and no one can take it from you.. Don’t take things for granted, your property may be taken over by a third party just like that and you may find out about it many years later..and when you actually finds out it may be even too late If the property is jointly inherited by two or more, you still need to do a check periodically. The other inherited party residing in Goa may get it done solely in his name by saying addresses or other parties whereabouts are unknown. Suggestions: In any of the above cases etc, make sure you get the property written or transferred in your or joint names by means of Inventory proceedings, deed of succession etc. which is followed by new or amended Form I & XIV with your name on it. These things takes longer time (Court matter), try to appoint someone to act on your behalf (Power of attorney etc) Periodically, your can check here, for I & XIV http://dslr.goa.nic.in/homepage.aspx All you need to know your property survey No. Which usually read like this Survey No. 007, sub. Div No: 006 Read as 07/06 Which tells you who is or are the owner/s, total area, whether cultivable or not, tenants if any etc Find it out from the Original docs that you may have. If not, try to find out from your neighbours I & IV e.g. if your Neighbour Survey No. say 08/10 It is possible to get a map of whole of the survey No 08 which will show various subdivisions within the Survey No 08 including yours and with house in it (if any) Here, Dharnaksh systemshows the actual outline map of the properties along with the structures in it, the area, the survey number, ownership, etc http://www.dharnaksh.com:8080/gwg/ Also, if you have a property, always fence it with compound wall all four sides
