The link above was kind of difficult for me to read/understand.

I will however mention here that a few years ago I bought a few shares in a 
private partnership that owned a high rise building in Toronto. A few months 
later, the partnership received an unsolicited bid at a 30% premium.

As in all such cases, we finally found out the reason for the premium bid. The 
building was on a higher elevation and the company that was bidding intended to 
mount an antenna on the top of the building, that would hold all sorts of HF, 
UHF and microwave transmitters.

To put this simply, one of the largest cell phone companies in Canada was very 
comfortable in mounting a transmission antenna on a residential building. This 
is a very litigious country. There is no company worth its salt that will 
expose itself to potential liability, and the company that wanted the 
residential building was willing to pay a premium for the same.

In short, the bidding company was secure in its knowledge that the transmitters 
would not harm any of residents in the building below.
