If it is supposed to climb stairs as well, the ability to move upright will take most of the payload space. More reasonable to get a small "carrier" vehicle (on legs?) to carry it upright. And can you get a decent ground clearance for off-road travel in that size? Thr ability to get through the gate can't compromize the utility on the other side.
