I corrected my model and the fields in db.

redirect_to :action => "edit"  , :id => @project.id

does load the forms, but the <table> that
<field-list: fields="mainimg"> should is now empty,
which has the actual <input type="file"> for upload

This worked fine when I was just using 'new' to create the page,
so wonder why problem when using with edit.
