It used to be that getting a start in real estate was limited to two areas: 
becoming a licensed real estate agent or broker or learning how to flip homes. 
If you aren't willing to go through the rigorous real estate agent process and 
you don't want to make the huge initial investment to become a home flipper, 
there is an alternative. A home wholesaler finds motivated sellers and pairs 
them up with eager, bargain hunting buyers for a fee. It is easy, hassle free 
and give you the earning power and flexibility you have been searching for in 
an at-home job. Here is a step by step process to get started.

Getting started

One of the great things about home wholesaling is that there is almost no 
initial investment required. You'll need to get a business license, and print 
up some business cards and probably create a website, but when you compare the 
cost required here with what it takes to become a home flipper, you'll only be 
spending a few hundred dollars instead of a few hundred thousand. Once you have

Making Contacts

Since no realtor is a walking encyclopaedia, you are going to need contacts 
that you can count on for real estate advice and for information on buyers and 
sellers. The two most common areas in which home wholesalers network is with 
real estate agents, divorce lawyers and bankers. All three of these groups 
often have advance knowledge of properties going on the market before anyone 
else. Sometimes, they may even be willing to share that information with you so 
you can get a head start on wooing a buyer or a seller. You can meet these 
folks by appointment, at conventions, meetings and other public gatherings. 
Come armed with a smile, your business card and a sound business proposal that 
makes getting to know you worth their time.

Advertising

One of the most important areas in the field of home wholesaling is 
advertising. As important as networking is, the person who is going to drum up 
the most business for you is you. From lawn signs on your own property to a 
dynamic webpage filled with search engine optimized text, you are your own best 
sales person. You can design and send out low cost direct mail campaigns and 
take out classified ads both on the Internet and in your local newspapers to 
help the local community realize you exist. You can even count on close friends 
and relatives to help spread the word. You'll be surprised what a targeted and
