If you are a real estate investor, you are likely to think of nothing more than 
the profit margin. This is good, but a key to profiting from the real estate 
market is buying the right properties. To do this, you should also focus on 
selling investment property, from the standpoint of a buyer.

- Why do homeowners sell their homes for deeply discounted prices?

There are many reasons why a homeowner decides to sell their home for cheap. 
Basically, they are unable to afford the cost of their mortgage or the cost of 
maintenance. Common factors include divorce, death, illness, job loss, job 
transfer or a debilitating addiction. When many of these factors are present, 
owning a home is the last thing on a homeowner's mind. In fact, most would do 
anything to no longer have the burden. This includes unloading a home at a

likely to have the funds to cover the down payment, the closing costs and 
necessary renovations. Many of these homes are easy to spot just by looking at 
a few pictures, but good signs in real estate listings including the phrases: 
fixer, sold as is, and handyman special.

- How do you know the difference between a good/bad and a bad/bad one?

As previously stated, fixer-upper homes are one of the best ways to profit from 
real estate investing. However, when it is not worth the time, money or risk? 
When you first get started, look at homes that are ugly. These homes have no 
structural damage; they just need a cosmetic facelift. Homes with structural 
damages can be renovated for a profit, but they are not recommended for 
beginners. A lot of time, work, capital, and planning goes into making a profit 
with these types of properties.

- How can you close on a property quickly?

The best way is to have your loan in place; get started by acquiring financing 
before you even begin negotiations. This is truly the key to success. Remember 
most homeowners selling their homes want out and they want out now. If you have 
been pre-approved for your loan, you are basically all set to go, the seller 
knows this, and they should respond favorably. Of course, it will not do you 
any good if you do not inform those selling investment property or properties 
that you are pre-approved.

- What types of homes are the easiest to sell?

A home that resembles a dollhouse is sought after, especially if it is located 
in a family friendly neighborhood. What exactly is a dollhouse? It is a home 
that is perfect. It fits the buyer's needs perfectly. It is a cute little house 
that has the perfect number of bedrooms, bathrooms, and extras. A home that is 
emotionally appealing to families is likely to sell like hotcakes.

- What can you do to increase a home's appeal?

When selling investment property or properties, it is a good idea to consult

sellers have claimed they were great resources. See the key to creating more 
than curb appeal. You want to entice buyers to buy. You want to make them 
believe the home in question was meant for no one else but them. Good examples

entrances, and more.
