In today's difficult economy, more and more people are searching for ways to make money fast from home. The dream of being self employed and self sufficient doesn't have to be a dream any longer with home wholesaling. When you wholesale a home, you search for the biggest and best bargains out there on the market today, swoop in and then pair up that property with a seller who is looking for a great deal. You tack on a small finder's fee and the transaction commences smoothly. You have to have a nose for a bargain and the ability to find both buyers and sellers, but once you do, you can begin to make more money than you ever were at your day job. How do I get started? Before you quit your full time job for a career as a wholesaler, you need to have a constant stream of properties that you can sell. Most people begin this job because they are friends with someone like a divorce attorney who is constantly privy to new home sales at incredible discounts. You can also develop friendships with bankers who work in the foreclosure department. No matter where your stream of properties comes from, you must have a way of discovering motivated buyers, otherwise, your new job may be over before it starts. Getting Your Name Out There Next, you need a sound business plan and an advertising strategy. Many people choose to build their own website and then use classified ads and direct mail to alert people far and wide that they are now in business as a property wholesaler. For your ads aimed at sellers, you want to project confidence, hope and reassurance. To buyers, you want to project an image of trust, value and integrity. You need both sets of people to trust you with their hard earned cash. It may take some trial and error, but you can master the ability to advertise to both crowds for maximum effectiveness. Developing lasting relationships Since you are hopefully going to be moving properties on a regular basis, you are going to be in contact with lawyers, bankers and other officials on a regular basis. It is a very good idea to develop a positive working relationship with these people since each person is often privy to information that could help you land more clients and move more properties. Use your business sense to shake hands, remember names and do favors. You never know when good karma is going to come back at you tenfold. Get to Know the Business Every year, millions of potential home sales fall through at the last minute due to closing entanglements. You don't have to be a long time real estate professional to understand this process, so go out, read a few books and ask pertinent questions of those in the industry so that the closing process becomes automatic for your buyers and sellers. They are both going to be looking to you for leadership, advice and opinions. You don't want to be caught saying "I don't know" very often or your reputation will suffer the consequences Dot Your I's and Cross Your T's Time is money in the life of a real estate wholesaler, but that doesn't mean you can't go the extra mile now and then to really impress your sellers and buyers. The single most important thing to a real estate professional is their reputation. If you begin to build a reputation as someone who does the bare minimum, you may not be in business very long. Make sure both your seller and your buyer are comfortable with how the transaction is proceeding, if not, do everything in your power to ensure that you end up with happy customers.
