need to rely on a handful of knowledgeable folks to help get them started. One 
of the biggest attractions of home wholesaling is the fact that you don't 
really need that many people (as compared to home flipping), but one person you 
will need is a real estate agent. Professional real estate agents have the 
know-how, the experience and the savvy that can help you learn the ropes and 
navigate the occasional rough spot. Here are just a few important things you 
need to look for in a real estate agent.

Professionalism

While anyone can pick up local real estate laws, formalities and duties, it is 
the professionalism of home wholesaling that takes some practice and some good 
advice. Both the buyer and the seller are going to be expecting you to play a 
particular role, and it is up to you to learn how to play these parts right off 
the bat. An experienced real estate agent knows this dance very well, and they 
can give you advice on how to handle a jittery buyer, a seller with poor credit 
and any other drama that might come along. Best of all, though, they can show 
you how to do it all with a smile on your face.

Reliability

Chances are, when you start with home wholesaling, you are going to have a 
sleepless night or two until you get used to the process as a whole. This lack 
of sleep will probably result in you calling your real estate agent and asking 
for advice at odd hours. This is when reliability becomes a huge issue. You 
need to have an agent who understands what it was like for them the first time 
they had a client and to help you through the process step by step. When you 
pick up that phone, someone had better be on the other end to help out.

A Good Working Relationship

As important as all of these other factors are, none can be as important as a 
good working relationship. Your agent needs to be a good listener and someone 
who isn't trying to rush you off the phone every time you call. They need to 
have a sympathetic ear but also know when to tell you to stand up on your own 
two feet. Without a good working rapport, your relationship is pointless.

Trustworthy

Chances are, you are going to be sharing some top secret details with your real 
estate agent. You are likely going to be privy to information that no other 
realtor in the area knows, but would love to find out. When you share that 
information with your agent, it needs to stay private or you could lose out on 
a client rather quickly. Without trust, there is no point carrying on past the 
point of saying hello.

Knowledgeable

Deep down, the biggest reason why you are befriending a local real estate agent 
is for knowledge. It is one thing to study a book of local real estate laws and 
regulations, but it is quite another to stand in front of a lawyer and have to 
answer questions. Your real estate agent has been through the ringer, talked to 
lawyers for hours on end and has faced just about every problem and issue that 
could come up. It is that knowledge base and experience that is going to help 
you, a new home wholesaler, more than anything else.
